In the first half of 2025, real estate developer PIONEER sold 35,800 sq.m of property, generating RUB 22.7 billion in revenue.
Residential real estate remains the company’s primary growth driver: premium and business-class sales totalled 27,800 sq.m worth RUB 19 billion during the period, showing a year-on-year increase in monetary terms.
Sales in the premium HIGH LIFE skyscraper quarter grew by 52% compared to H1 2024 in both square metres and rouble terms (more than 12,100 sq.m). The project has become the company’s undisputed best-seller and continues to rank among the most popular residential developments within the Garden Ring.
The OPUS club residence also posted significant growth, with a 66% increase in square metres sold compared to the same period last year.
PIONEER continues to show solid performance in the commercial property segment as well. The majority of sales came from offices in the flagship Class A OPUS business centre, where revenue tripled year-on-year.
“The results of the first half of 2025 demonstrate the company’s stable performance regardless of external economic factors. Our wide range of offerings at various stages of completion in both residential and commercial segments meets the needs of different types of buyers,” notes Alisa Shishnina, PIONEER’s Commercial Executive.
In H1 2025, the company commissioned the first phase of the HIGH LIFE skyscraper quarter, with a total area of 89,000 sq.m. It also launched new sales volumes in the fourth phase of the LIFE Varshavskaya residential project and the premium SHIFT quarter. In addition, PIONEER opened the BOTANICA retail and office centre.
The company’s financial stability is confirmed by Russia’s leading rating agencies. In H1 2025, the Analytical Credit Rating Agency (ACRA) reaffirmed PIONEER’s credit rating at A–(RU). The company has maintained a high credit rating since 2021.
PIONEER continues construction of the fourth phase of LIFE Varshavskaya, the premium SHIFT quarter next to Neskuchny Garden, the first phase of the family-focused PRIDE quarter, the second phase of HIGH LIFE, the OPUS club residence and business centre, as well as the final building of the OSTANKINO business park, where only a few units remain available for sale.
